The L2: application to end a tenancy and evict a tenant
The L2's full title is "Application to End a Tenancy and Evict a Tenant or Collect Money." A landlord files it after serving a termination notice, for any reason except non-payment of rent, which has its own application, the L1.
What the L2 is and when it's used
The L2 is filed by the landlord "for any reason, except non-payment of rent (Form N4)." It commonly follows an N5 or an N12 that wasn't resolved.
Changes coming: the Landlord and Tenant Board says some changes took effect July 1, 2026, and others, under Bills 60 and 97, "are to take effect in September 2026." The LTB has not published which forms change or an exact date. We will update this page once the LTB does.
The 30-day filing deadline
"You must file the Form L2 no later than 30 days after the termination date set out in the Notice to End your Tenancy." Missing that window matters: file too late, and the notice can no longer support the application.
The fee
The LTB fee is "$201 or $186 through the Tribunals Ontario Portal": the lower amount for filing online through the portal, the higher amount by mail or in person. LTB fees are non-refundable.
N12-based filings need more than the form
If the L2 follows an N12, it needs Schedule B, the declaration or affidavit of good faith, and a Certificate of Service. The LTB states the consequence of missing any of them without softening it: "Your application will be refused if any of the required items listed above are missing."
Common mistakes
- ✗Filing after the 30-day window from the termination date on the notice
- ✗Filing an N12-based L2 without Schedule B, the declaration/affidavit, or the Certificate of Service: "your application will be refused if any of the required items listed above are missing"
- ✗Filing an L2 for non-payment of rent: that uses the L1, not the L2
- ✗Paying the higher $201 fee by mistake when filing through the Tribunals Ontario Portal, where it is $186
